    Zero Down Payment Potential

    The VA home loan benefit can free you from limitations. With zero down, your choice of home isn’t restricted by your down payment savings. Instead, your money is freed up to use for other purposes: home improvements, education, vacations, or a rainy day fund. Over 20 million servicemembers and Veterans have taken advantage of this tremendous benefit.

    VA Loan Guaranty

    VA home loans are backed by the government and made by approved lenders. And because the VA guarantees a portion of these loans for lenders, the program can offer special benefits. One of those benefits is 100% financing, which can mean a VA loan with no down payment for eligible Veterans who qualify based on income, debt-to-income ratio, and other factors.

    No PMI and Other Savings

    Aside from the unique no-down-payment potential, the VA home loan program does not allow private mortgage insurance (PMI). While a VA Funding Fee of .5 to 3.6 percent of the loan (based on service and usage) is typically required, certain borrowers—such as some disabled Veterans and surviving spouses—receive a VA Funding Fee waiver.

    Service requirements must be met before benefits are awarded.

    Overview of Service Duration Requirements

    • 2 years regular military
    • 6 years reserve and national guard
    • 90 days (active duty wartime)
    • 181 days (active duty peacetime)

    The bullets above represent a simplified summary of the VA’s service requirements. It is possible to earn benefits if you have not completed one of the above, if you have a qualifying hardship, medical release, duty-related injury, or other-than-dishonorable release listed by the VA.

    Obtaining Your COE

    To use your VA loan benefit, you’ll need a VA Certificate of Eligibility (COE).

    There are three ways to obtain a COE:

    • By regular mail (weeks)
    • Online using the VA benefits portal (days)
    • Through your lender (minutes)

    A COE, if obtained through your lender, can be granted instantly if you’re in the VA’s system. All that’s needed is information such as your full name, social security number, and birth date. If you’re not in the VA’s system, you’ll need to acquire it another way. Your lender can help you fill out the correct forms to speed up the process. If you’d rather get your COE on your own, the VA benefits site is a good place to start.
